Who can submit a property?

Accepted Answer

Anyone authorised to act on behalf of a charity or estate. That includes legacy managers, solicitors, professional executors, charity representatives and authorised advisers. If you're not sure whether that includes you, email us. It probably does.

What kinds of property do you review?

Accepted Answer

The difficult ones. The ones that haven't responded to normal routes. Prolonged time on the market, unmodernised or poor condition, short lease, structural concerns, title or legal complexity, sitting tenants, previous fall-throughs, restricted buyer demand, probate-related delay. One of those is usually enough - several is common.

Is it really free?

Yes. No charge to submit and no charge to receive a recommendation. Submitting does not create any obligation to use Probate.Auction - the Clinic is advisory. The recommendation is yours to act on however you choose.

What does my charity get out of it?

Accepted Answer

Two things: a clear recommendation on a file that's been causing problems, and money. We donate £20 to your charity the moment a submission is accepted into review, and if the property then sells through Probate.Auction, a further £400 goes to your charity and £100 to The Institute of Legacy Management (the £100 ILM donation applies only where the property has been referred by an ILM member). You don't need to sell through us to receive the £20 - that's unconditional.

What happens after I submit?

We review the property: we look at condition, title, history, location and whatever's made it difficult. We then come back with a clear recommendation. That recommendation might be auction, it might be open market, it might be repricing or an alternative disposal route, or it might even be no action yet. Whatever makes most sense for the estate. The advice is yours and there is absolutely no obligation to proceed with anything.

Question 7

Do I have to use Probate.Auction to sell?

No - the Clinic exists to give you the right recommendation, not to generate instructions for us. If we recommend auction and you want to use a different auctioneer, that's your call. If we recommend the open market, we'll say so clearly. If we recommend doing nothing yet, we'll say that too. If you do sell through Probate.Auction, however, your charity receives £400 and ILM receives £100 (the £100 ILM donation applies only where the property has been referred by an ILM member). But that's a consequence of a good outcome, not a condition of the advice.

How long does the review take?

We come back promptly - most cases are reviewed and returned in a single round. We may ask for additional information if it helps the review, and if we do, we'll tell you exactly what we need and why. No unnecessary back and forth and no delay for its own sake.
